River Point District Development

The City of Manitowoc was built around the economy and culture of the Manitowoc River. For decades manufacturing spurred industrial development along the river. However, as manufacturing shifted, businesses moved away from the river, leaving legacy sites ripe for cleanup and redevelopment. To give the riverfront a fresh new life, the City engaged our team to help with the multiphase, mixed-use River Point District project.

To prepare the 20-acre (8-hectare) site for redevelopment, we assisted the City in obtaining $2.9 million in U.S. Environmental Protection Agency Brownfield Grants and more than $1 million in state funding. As part of this process, we performed environmental assessments and developed a sustainable site-wide plan for mitigating residual environmental impacts. Our design team then prepared site planning, mass grading, and public improvement plans for the foundation for redevelopment and achieve the City’s vision.

Phase 1 included the design and construction of roadway and pedestrian infrastructure to support various projects, the Petskull Brewing Company, and the 87-unit River North Apartments. This included a signalized intersection at the entrance of the development as well as a pedestrian boulevard with pavers, colored concrete, and seat walls. Phase 2 involved construction of infrastructure to support a restaurant, condominiums, park, kayak launch, rock revetment to replace a fallen wall, lookout, fire ring, and multiuse trail.

Today, River Point District is a destination for residents and visitors, combining the history of Manitowoc with amenities and a unique riverfront location.
