12 King Street Redevelopment

Located in Leeds’ historic quarter at 12 King Street, Kings Court was built in 1989. When Opus North acquired the building, they set out to redevelop it into Grade A office space in the heart of Leeds. To help with this transformation, Opus North engaged our team to provide buildings engineering, sustainability, and energy strategy services.

Repurposing an existing building and adding two additional floors presented a number of mechanical, engineering, and plumbing (MEP) constraints. This required us to work closely with the project architect, DLA Architecture, from conception to completion, to address and overcome challenges that arose.

Our work included a complete strip-out of all existing services. Since the structure didn’t allow for a central system, we developed an MEP strategy that included a local unit passing through the façade. This will provide fresh filtered air with on-floor mechanical ventilation and heat recovery units to make the most of the energy already used in the building. Additionally, we conducted daylight and sunlight studies to find the right balance between levels of natural daylight, as we well as additional heating and cooling that would be required in areas with large elements of glazing.

We also incorporated Internet of Things (IoT) sensors throughout and set up a building management system (BMS) to transform 12 King Street into a ‘smart’ building. The BMS will provide intelligent building services with fully automated smart controls and monitoring of use of workspaces across the building. This will allow the building, and its management team, to learn and adapt to the needs of users and provide greater operational efficiencies and savings.

Redeveloped from the ground up, 12 King Street now offers modern, energy conscious workspaces with amenities ranging from a cycle spa to a sky lounge with extensive roof terraces.
