A development supported by sustainable links to the existing village
When St Modwen set out to deliver a mixed-use development of 500 new homes, a school, a general practice clinic, warehouse space, and community facilities, they brought us in to help with promotion, obtaining planning permission, and the design and delivery of primary transport infrastructure.
Our contributions? Input on the Local Plan consultations, preparing the transport assessment report and environmental statement assessments, and writing report chapters on noise and air quality, the travel plan, and the design statement. Our transport infrastructure work included bridge improvement designs and access junction design statements to support the site’s planning application.
When land ownership constraints restricted foot and cycleway options to Copthorne Village, we also developed proposals for pedestrian and cycle links alongside the A264. This was a key deliverable to show that development would be integrated with and connected to the existing community. On a broader scale, the plan maximised internalisation, active travel, and bus use, reinforcing these community links.
Stantec continues to provide support to St Modwen on reserve matter applications, new planning applications, and travel plan coordination.
