Incorporating resilient design elements with beautiful views of the Boston Harbor
Historically a gritty neighborhood dominated by the Logan International Airport, East Boston is experiencing a renaissance as new housing developments sprout up along the Harborwalk. Located on a headland overlooking Boston Harbor and the city skyline, The Eddy has 259 units and a host of amenity spaces to enhance residents’ lifestyle including a lounge, fitness center, conference spaces, a dog washing station, and a rooftop pool with spacious sun deck. The program also includes nearly 5,000 square feet of ground floor retail space, a ¾-acre park, and an expansion of the Harborwalk, so that the surrounding neighbors also experience the benefits of the redeveloped site.
The building incorporates resilient design elements in anticipation of rising water levels and storm surges. At a planning level, proposed FEMA maps were used rather than current ones with lower water levels to avoid building in the 100-year flood plain. No habitable spaces are located in areas subject to a storm surge and all critical equipment is located above the FEMA flood plain. Finally, all plants and site improvements located within the flood plain are designed to rebound from salt water immersion.
