From vacant to vibrant

Abandoned and vacant for over 30 years, the former Electrohome site at 152 Shanley Street had suffered significant neglect. The decaying site was unsafe—the building had fallen into a concerning state and toxic contaminants were known to be present in the soils and groundwater. When Shannondale Developments wanted to redevelop the site into a mixed-use development, they engaged us to conduct a soil and groundwater assessment, prepare a remediation plan, and draft a risk management plan to address residual impacts.

The redevelopment process began with demolishing the deteriorating historic building and salvaging some elements for esthetic interest in the new building, followed by the launch of the regulatory process. With our support and advice, the client implemented our remedial action plan to address the contaminated soil and groundwater to permit redevelopment of the property for residential uses. Our post-remediation monitoring confirmed the risk management measures that we proposed would be sufficient to manage residual soil and groundwater impacts.

When construction of the eight-story residential building is completed, the client will transform this former industrial site into homes for hundreds of Kitchener residents.
