Retooling a former Austin airport into a multi-faceted community
What was once a concrete tarmac has now become a community—thanks to some major planning and design.
The Robert Mueller Municipal Airport (the first civilian airport in Austin, Texas) operated for nearly 70 years. Almost a decade after the airport closed, our team was called in to help give the site new life as a mixed-used redevelopment. We began by designing and planning the development's 4,000-plus new dwellings, which included small-lot, single-family homes, townhouses, lofts, and condominiums. Retail, dining, and entertainment centers were distributed throughout the site with a particular emphasis on the town center. Other amenities include commercial office space, an employment center, and 160 acres (65 hectares) of park space linked to an extensive trail system.
Upgrades were also proposed for the road and water infrastructure within the site and in some of the surrounding neighborhoods. In addition, a system of abstract regional ponds was used to reduce the risk of flooding and erosion while increasing water quality.
Compact and pedestrian-scaled, this mixed-use community supports transit and blends into the surrounding fabric of single-family neighborhoods. Best of all, it has become a place many Austinites, including our own team, call home.
