Midway East River

East River is a transformative 26-acre (10.5-hectare) mixed-use redevelopment, redefining Houston’s historic waterfront along Buffalo Bayou. Less than a mile from downtown and inside Loop 610, this visionary project is the first phase of what will eventually be a 150-acre (61-hectare) inclusive urban district for residents, workers, and visitors of all backgrounds.

Once a shipping and industrial complex—featuring over a mile of previously inaccessible waterfront—this site now fosters connection through modern infrastructure, walkable streets, and integrated green spaces. Our urban design and placemaking expertise enhance East River’s accessibility, sustainability, and sense of community helping our client revitalize Houston’s historic waterfront into a vibrant economic and cultural destination.

We led the planning, design, and construction of the initial phase of East River, delivering a dynamic mix of commercial, retail, and office spaces. Designed for collaboration and connection, this vibrant district features 167,000 square feet (15,515 square metres) of office space, 117,500 square feet (10,916 square metres) of retail, and a 900-car parking garage, establishing a strong foundation for the district’s growth.

Prioritizing energy efficiency and well-being, the buildings minimize heat gain, incorporate a centralized water-based HVAC system, and use active design strategies and material transparency to promote health-conscious workplaces. We also led the LEED certification and WELL Core and Shell certification, supporting sustainable infrastructure, innovative urban patterns, and sustainable development strategies were integrated.
