We responded to challenges such as a low floor to floor height and curved façade to deliver a high-end residential development
Set to offer some of the most incredible views of Sydney’s central business district and harbour, Omnia at Potts Point was planned as an 18-storey luxury apartment tower. Our client’s goal was to offer a high-end residential development to bring life back to the area.
Our role included full detailed design of mechanical, hydraulic, fire protection, electrical, vertical transportation, sustainability, and acoustics. The most difficult challenge was to incorporate traditional residential unit services into the existing building. We were able to respond to this challenge by compressing services such as mechanical systems using Revit 3D coordination. The curved façade added additional challenges with drainage and services integration. As there was not a lot of data associated with the acoustic performance of curved glass, we executed physical testing in a University of Sydney lab. This allowed us to complete a model for the building’s different types of glass.
Re-using the original building structure minimized waste and use of materials such as concrete. The community now benefits from new residences in what was originally an unused hotel—refreshing a Sydney suburb with living space where most activity was previously commercial and retail.
