Developing a mixed-use neighbourhood out of a contaminated industrial site

Just outside of East London, a water-bound area originally known as Sugar House Lane was one of the last remaining industrial sites in the city. After falling into disuse and with the new developments surrounding the site, including Olympic Park, there was a clear need to regenerate the site. After acquiring the site in 2010, our client, Vastint, started demolition of the old industrial buildings.

A mixed-use development was planned, including a business hub bringing 2,500 jobs to the community. It also prioritises families—with about half of the 1,200 new homes being 3-bedroom or more. The plan also included refurbishment of several original buildings to create a distinct creative quarter.

We provided consultancy advice, followed by master planning design and support (all technical disciplines), including the preparation and coordination of the environmental impact assessment. Once planning application was approved, we were involved in the enabling works (remediation, replacement of river walls, earthworks design) and then provided a full detailed infrastructure design.

The project was developed to ensure there are benefits to all living locally including day-to-day shopping needs, cafes, restaurants and green open spaces.
