Looking to develop a new high-rise in downtown Chicago, The John Buck Company had one key goal—create a technologically advanced, sustainable office environment where occupants could thrive in their careers while maintaining a healthy work-life balance. Our team was there to help.
With sustainability top of mind, we set out to create a Class A+ shell and core office building. It needed to have intelligent building systems, reach LEED Gold certification, and feature efficient mechanical, electrical, and plumbing (MEP) systems that facilitate flexible tenant operation.
Putting automation and technology at the forefront of design
We delivered MEP and fire protection engineering for the shell and core of the building. Our technology designers provided structured cabling, wired and wireless data networks, security, and audiovisual design—which led to the building achieving WiredScore and SmartScore Platinum certification.
Our Automation team supported a Division 25 Integrated Automation specification, detailing the interfacing of operational technology systems such as HVAC controls, lighting controls, MEP monitoring, fire alarms, and security. We led the design of the user interfaces for building management, tenants, and visitors to leverage that system integration. The result? We were able to procure a utility incentive for the owner exceeding $330,000.
Creating a healthy, efficient, and green atmosphere
Seeking LEED certification, we focused on promoting a clean and sustainable atmosphere. To accomplish this, our Sustainability team provided full LEED administration, energy modeling for LEED compliance, and LEED MEP credit documentation.
Collaboration, care, and a commitment to excellence
We modified elements of the building design and systems to accommodate tenant requirements within schedule. Technologically advanced and sustainable, 151 North Franklin is a 35-story office tower that offers occupants a modern professional environment that supports new ways of working.
