A mixed-use commercial building demonstrating climate resiliency
Located in the heart of Kendall Square in Cambridge, Massachusetts, 145 Broadway is a 19-story, mixed-use commercial office building. One of the tallest structures in Cambridge, it’s the new Akamai Technologies global headquarters—with Akamai occupying 100 percent of the leased office space. We served as the architect of record (AOR) in collaboration with Pickard Chilton as the design architect.
Floor-to-floor heights of 12 to 8 feet (3.7 to 2 metres) allow for ample daylight throughout the workplace, as well as expansive views. Among other sustainable features, the building uses active chilled beam cooling technology and is clad in a high-performance curtain wall. With a five-level below-grade parking structure, the building is constructed using the up-down method—construction of above-grade levels prior to, or in tandem with, the construction of below-grade levels within the same footprint—reducing the construction schedule by several months.
Solar panels—roof-mounted photovoltaics—were installed on the roof and vehicular and long-term bike parking is accommodated in the below-grade garage. Demonstrating climate resiliency, the building achieved a LEED V4 Core and Shell Platinum rating.
